We have a trusted network of emergency response vendors we can call upon, or we’re happy to coordinate repairs with your preferred vendors.

While a home security system is an important layer of protection, it’s designed primarily to alert you to break-ins or emergencies—not to prevent damage or identify issues before they escalate. Home Watch services complement your security system by providing proactive, in-person checks to catch potential problems like leaks, storm damage, or HVAC failures that a security system can’t detect. With both working together, your home is better protected, and you gain peace of mind while you’re away.

Home Watch services are ideal for a variety of situations. Snowbirds and seasonal residents rely on us to care for their homes while they’re away. Individuals on temporary work relocations or extended travel appreciate the peace of mind we provide. Homeowners in the midst of real estate transitions, such as selling or moving, benefit from having someone oversee the property. Additionally, we assist families managing homes after an unexpected hospitalization or following the passing of a loved one, ensuring the property is secure and well-maintained during challenging times.

Home Watch is an established industry focused on providing professional care and oversight for unoccupied or seasonal homes. While the term “Home Watch” may be new to some, the service itself is widely recognized and may be referred to as house caretaker services, vacation home checks, or absentee home management. The National Home Watch Association (NHWA) even sets industry standards and best practices to ensure quality and reliability. Home Watch services are designed to give homeowners peace of mind by preventing issues before they become costly problems.

The cost of our services depends on several factors, including location, the type of home (condo, apartment, or house), its size, the number of bathrooms, and any additional features or specific needs. Pricing also varies based on the frequency of visits and the services required. We’ll review the details of your property and your preferences to provide a customized quote. This can be done over the phone or, if preferred, during an on-site visit to your home.

Any issues identified during a home visit will be included in the detailed visit report, with clear notes indicating whether they require immediate attention or can wait. For urgent matters, we’ll contact you directly to discuss options. If repairs are needed, you can choose your preferred service provider, or we can recommend trusted professionals from our network. You’ll make arrangements and payments directly with the service provider, but we’re happy to assist by coordinating access to your home, overseeing the work, and keeping you updated. Once the repairs are complete, we’ll notify you promptly.

Our standard visit frequency is weekly or bi-weekly. We do not offer once-monthly visits, as the extended gap between checks is not recommended for an unoccupied home. Regular visits help ensure issues are identified and addressed promptly.

Home Watch is a professional service that provides scheduled inspections of unoccupied homes to identify potential issues, such as leaks, pests, or security concerns. We do not stay in the home but conduct thorough checks to ensure everything is in order.

A house sitter, on the other hand, typically lives in the home while the owner is away, often caring for pets.

Home Watch is often mistaken for a security service, but it is not one. While we don’t provide security monitoring, we offer a visible presence that can help deter criminal activity. Additionally, we act as your advocate if an issue does arise.

When your home is unoccupied, there are numerous issues that can arise, including break-ins, vandalism, HVAC or electrical problems, water leaks, insect infestations, mold, and even the buildup of unsolicited flyers in your mailbox or porch. Home Watch provides a professional and reliable way to monitor your property, ensuring everything is operating as it should. Unlike relying on a neighbor or relative, a Home Watch service offers a more effective and dependable solution. Having a professional advocate for your property can save you money by addressing potential issues before they escalate, giving you peace of mind while you’re away.

We ask clients to sign an agreement, which helps us plan visits and allocate resources effectively. However, there are no penalties if you choose to cancel; we simply request a four-week notice. This agreement ensures that we can provide the best service tailored to your needs.
